Official company and property records in Armenia
Armenia maintains separate registers for companies, real property, courts and insolvency notices, civil status and tax status, each covering one defined layer of an entity or a person. A foreign applicant can obtain a certified document through a licensed route, but the exact access mechanics for several registers are still being confirmed against the primary source.
The registers present
A closing date that depends on a company search Armenia cannot be treated as a formality. The route to a certified document takes time to confirm, and a deadline set before that confirmation is a deadline set on assumption alone.
Public records in Armenia are split across five separate systems, not one central register. The Armenia company register is the one most foreign applicants look for first, though it covers only incorporation, address and status, not ownership or solvency.
First, the companies register holds the incorporation record of a legal entity, its registered address, its directors and its current status. The access regime for this register is being confirmed against the primary source.
Second, the real property register holds the record of ownership and encumbrance for a defined parcel or unit. Whether a foreign applicant can search this register directly, or only through a local intermediary, is being confirmed against the primary source.
Third, court and insolvency records hold filings, judgments and formal notices tied to a case rather than to an entity's general status. Coverage of open proceedings against a named company is being confirmed against the primary source.
Fourth, the civil status register holds birth, marriage and death records for a natural person rather than for a company. This register sits outside most commercial requests and is included here for completeness.
Fifth, a tax status service confirms whether an entity is registered for VAT purposes, without disclosing turnover, liabilities or filing history. The form in which this confirmation is issued is being confirmed against the primary source.
What the Armenia registers do not show
None of the five registers above discloses the ultimate beneficial owner of a company. A director or a shareholder of record appears; the natural person controlling that shareholder through a chain of entities does not.
None of them states whether a company is solvent in any forward-looking sense. A court record shows that a case was filed; it does not show whether the company can meet its obligations tomorrow.
Historic records carry a gap that is being confirmed against the primary source. Where a register was reorganised or migrated to a new system, older entries may not be searchable by the same key used today.
Personal data on a director or an officer is limited to what the record requires: a name and a role, not an address, a date of birth or a national identifier, unless the register states otherwise.
An Armenia certified document confirms what the register held on the day it was issued. It does not confirm that the position is unchanged on the day it is read.
How Armenia records are used abroad
A receiving party outside Armenia – a bank, a foreign registrar, a counterparty's compliance team – usually asks for the document in a form it recognises: an original, an apostille and, in many cases, a certified translation.
An apostille certifies the signature and the seal on the document. It does not certify that the content of the document is accurate or current.
Where the receiving jurisdiction is not a party to the same international framework used for apostilles, a further legalisation step is added, and Armenia's own position for that specific case is being confirmed against the primary source.
The age of the document matters more abroad than it does at home. One receiving party may accept an Armenia registry extract issued some months earlier; another may ask for one issued far more recently. The rule sits with the receiving party, not with the register.
None of this is decided by REGISTRUM. The receiving party sets its own rule, and the rule is confirmed before the document is ordered, not after.
Access barriers a foreign applicant meets
The first barrier is the national identifier. Several online services in Armenia are built around a resident's identification number, and an applicant without one cannot register an account to search directly.
The second barrier is the electronic signature. Even where a search is technically open, filing a request or downloading a certified copy can require a signature format issued only within the country.
The third barrier is language. A register interface built for a domestic user does not always carry an English version, and a foreign applicant reading the wrong field can request the wrong document.
The route that remains open runs through a licensed registered agent in the jurisdiction, who holds the local means of access and submits the request on the applicant's behalf. This is the route REGISTRUM uses where direct access is confirmed absent.
Which register holds company records in Armenia?
The companies register holds the incorporation record of a legal entity registered in Armenia, including its registered address and current status. Ownership and encumbrance sit in a separate real property register, and court filings sit in a separate court record system. Which specific office issues each certified extract is being confirmed against the primary source.
Can a foreign applicant obtain documents from Armenia directly?
Direct online access without a national identifier or an electronic signature issued in Armenia is confirmed absent for several services. Where direct access is not available, REGISTRUM routes the request through a licensed registered agent in the jurisdiction, who submits it and returns the certified document.
What is not recorded in the Armenia registers?
None of the Armenia registers discloses a company's ultimate beneficial owner, its forward-looking solvency, or a director's personal details beyond a name and a role. Historic entries from before a register's last system migration may also fall outside a name-based search.
How long does it take to get a certified document from Armenia?
Turnaround depends on which register is involved and whether the request routes through a licensed agent or a direct service. REGISTRUM confirms the expected timeline for the specific document and register before an order is placed, rather than quoting a single figure for every register.
Does an Armenia registry extract need an apostille to be used abroad?
Most receiving parties outside Armenia ask for an apostille on a company or property record before accepting it. The apostille certifies the signature and seal of the issuing office; it does not certify that the content is still current on the day it is read.
Is company search Armenia possible without visiting the country?
A remote search is possible for some registers and not confirmed for others; the position varies by register and is being checked against the primary source. Where a remote search is not open to a foreign applicant, a licensed registered agent completes the search and returns the result.
Tell us the jurisdiction and the record you are after; we return the route, the issuing authority and the limit. If the document does not exist in this jurisdiction or cannot be obtained for you, we say so before you pay and we do not take the order.
REGISTRUM obtains and delivers official records issued by public registers and licensed registered agents. This page describes what those records contain and how they are obtained. It is not advice on the legal effect of any record. To order, write to info@registrumfirm.com.
